INDOORS:
Super roomy and totally cozy at the same time. Wind down in a comfortable master bedroom with a queen sized bed and plenty of extra storage. The main living area has a dinette that converts to a twin bed, as well as two bunk beds in the rear, and one couch that folds down to a twin. Bunkhouse will sleep 6 comfortably. Please note, the bunks are easy to climb into for children but a little tougher for large adults.

FEATURES:
The Bunkhouse is completely equipped with a fully stocked kitchen, TV, DVD player, indoor / outdoor sound system, shower, toilet, furnace, camping chairs, lights, BBQ, hot water and more but, this is all about camping and the outdoor experience… which is nothing short of amazing! Oh, and did we mention all of that is completely solar powered and eco friendly?!

OFF GRID:
The Bunkhouse is very well equipped yet extremely hi-tech running completely "off grid" with the latest in solar technology...you would be hard pressed to find another rental so well appointed with such a small environmental footprint.

JT Village Campground is located in a private, completely fenced and secure campground with room for you to roam or just chill by a cozy campfire. BBQ and roast marshmallows just steps away from the trailer! There is tons of room for parking and again, the entire campground is 100% fenced and gated for your privacy and security.


Unlike most RV / camper rentals in the area which are illegal, JT Village Campground is a legally permitted campground with the county of San Bernardino following all environmental and county rules and regulations. There are four other campsites on the 2.5 acre property so you may have some neighbors but sites are few and spaced far apart.

Please note this is an RV trailer, not a house. This is a "glamping" experience that may require you to patiently wait a few minutes for the hot water to kick in, use a lighter to ignite the oven etc. We make everything as user-friendly as possible and are a call or text away if you need assistance!

SHARED CAMPGROUND:
You will be sharing the campground with other happy desert visitors. We are a community of Glampers with Sol & Sotosha. Please be respectful and bring good vibes only!

FIRE PIT:
You may use the fire pit during your stay. We provide firewood for sale on site. Due to county regulations, you may NOT start an outdoor fire if winds exceed 5MPH. Never leave the fire pit unattended!

BBQ:
We provide charcoal for sale on the campground. We have utensils for your use.

FAMILY:
We are family friendly! No infants are allowed. Children 2 years old and above must be included as part of the total guest count. Please note that the house is NOT child-proof (ie no outlet protectors, steps, etc). Please see our House Rules for more information.

PETS:
We are dog friendly! No more than 2 dogs per RV stay. Dogs MUST be approved with your agreement to the pet rules, which we will send to you. Please notify us if you wish to bring any dogs.

ENCLOSED FENCE:
The campground is fully enclosed, but keep in mind there may still be opening that dogs or wildlife can still pass through. Always keep an eye on your dogs!

NO OUTDOOR MUSIC:
Sound travels far in the desert. Take a moment to listen to how much you can hear! Guests must refrain from any outdoor music playing from amplifiers or Bluetooth speakers at ANY time of day or other disruptions that may cause a disturbance to the community even outside of quiet hours. You may play music while in the house with the doors closed, but please only play music from your phone or computer at a low volume while outside. Thank you for being a good neighbor!

GOOD NEIGHBOR POLICY:
Please be respectful of the neighbors! We are in a quiet, peaceful area of Joshua Tree. There are strict county ordinances regarding excessive noise and light pollution. Use quiet voices and refrain from any loud outdoor noise or disturbances by 10pm. Failure to respect quiet hours or after an initial warning may result in cancellation of your reservation without refund.

WIFI:
We have the fastest wifi in the area (15mbps), but we do not guarantee these speeds at all hours of the day. We are in a remote area of Joshua Tree so speed depends on the neighborhood bandwidth, weather, and many other factors outside of our control.

PHOTOSHOOTS & VIDEOS:
If you’re interested in doing a photoshoot or shooting a video for commercial use, please let us know what it is for. You must get approval beforehand! If approved, we have an additional fee for licensing and usage.

WILDLIFE:
You’re surely guaranteed to encounter wildlife on your stay including families of Quail, coyotes, rabbits, rare Albino lizards, insects, snakes, and the endangered kangaroo mice.

NO SMOKING:
No smoking or burning candles. This is a non-smoking unit. Any and all smoking should be kept outdoors and at least 15 feet away from any open exterior doors. There will be a $250 charge for anyone not honoring this guideline. PLEASE DO NOT LEAVE CIGARETTE BUTTS in the property. Animals will pick them up and get sick.
Please help keep the campgrounds clean and do not litter!

CLEANING:
Health & safety is our number one priority. Our in-house cleaning team is trained on CDC and WHO protocols. We take extra measures to ensure the unit is sanitized and safe before every arrival. For this reason we aren’t able to offer early check-ins or late check-outs. Thank you for understanding!

DEPOSIT OR WAIVER:
Our bookings are protected by SUPERHOG, our trust and safety partner. Guests must verify themselves through SUPERHOG after the booking is confirmed, which only takes less than a minute and is required prior to arrival. Guests will be asked to put down a refundable $500 deposit (minus a $15 processing fee) or a non-refundable $25 damage waiver that covers any damage up to $500. Guests will be contacted directly by SUPERHOG via text with a URL link to start the verification process.

LACK OF CELLULAR COVERAGE:
You will notice that cell service is hard to come by in our secluded desert setting. Don't worry—consider it an invitation to unplug and fully immerse yourself in the natural beauty around you. We recommend planning ahead to make the most of this serene escape from the digital world.

NO TV CHANNELS:
Please note that our TV's on RVs do no have TV channels. Only DVD player.

HOT WATER:
Please note that may not be available during winter months due to pipes freezing.


PLEASE READ & AGREE TO HOUSE RULES BEFORE MAKING A BOOKING
PLEASE REVIEW ALL OF THE HOUSE RULES BEFORE BOOKING. By making a reservation, you are entering into an agreement to adhere to all of the House Rules below, which takes effect at time and date of check-in and ends at check-out. This House Rules agreement is NOT a lease and conveys no rights in real property at any time. Your use is limited to the House Rules defined herein.

[Priority]
DEPOSIT OR WAIVER: Our bookings are protected by SUPERHOG, our trust and safety partner. Guests will be asked to put down a refundable deposit (minus a processing fee) or a non-refundable damage waiver. Guests will be contacted directly by SUPERHOG via text with a URL link to start the verification process. Check-in information will be provided after verification is complete. Guests who book may also be required to agree to our House Rules or Terms & Conditions.

CHECK-IN FORM: Prior to receiving check-in instructions, guests will be required to complete a Check-in Form with our standard Rental Agreement terms and conditions, which reflects our House Rules. For verification purposes, a copy of your photo ID will be requested and must match the name of the credit card on file. For a seamless check-in, please make sure all your payments are completed before check-in.

AGREEMENT: Guests may also be required to sign a standard short-term rental agreement prior to arrival.

[General]
1. NO EXTRA GUESTS. You may not exceed the number of guests than what's on the reservation at any time without prior approval. No additional guests are allowed to ENTER the property at any time. You must get approval if you wish to have any visitors that are not on the reservation. This is a strict rule with the county. Failure to follow this rule will result in immediate cancellation without refund. Please note that some of our RV units have an added $50/night Extra Guest Fee (plus tax) for each guest over the 4th that is already incorporated into the price when selecting total guest count. This helps cover extra cleaning and amenity usage. We set the base price at 4 guests, so smaller groups can enjoy the space, while still honoring our common rate larger groups.

2. NO EARLY CHECK-IN OR LATE CHECK-OUT. Check-in is from 4:00 PM to 9:00 PM. Check-out is by 10am. Unfortunately, we aren’t able to accommodate any early check-in or late check-out requests due to the enhanced cleaning regimen required to properly clean and sanitize the home according to CDC protocols for your health and safety.

3. DOGS ARE ACCEPTED ON A CASE BY CASE BASIS. No more than 2 dogs. Dogs MUST be approved with your agreement to the pet rules, which we will send to you. Please notify us if you wish to bring any dogs. We will request a $75 cleaning & companion fee per dog. This is strictly monitored at check-in.

4. NO SMOKING OR BURNING CANDLES. This is a non-smoking property. Any and all smoking should be kept outdoors at least 15 feet away from any exterior doors. There will be a $250 charge for anyone not honoring this guideline. Do NOT leave any cigarette butts on the property. Animals will pick them up and get sick. Thank you for helping keep our campgrounds clean.

5. Please be respectful of our neighbors! Follow our Good Neighbor Policy of NO outside noise after 10pm and before 8am. Guests must refrain from any outdoor music, noise or other disruptions that may cause a disturbance to the community during quiet hours. Failure to respect quiet hours may result in cancellation of your reservation without refund.

6. Keep doors closed AT ALL TIMES. There are many creatures in the desert, including mice, rats and coyotes, that can easily enter the home if doors are open and cause infestation and damage. Please be responsible and keep all doors closed.

7. No professional photoshoots or video shoots without prior approval. If you’re interested in doing a photoshoot or shooting a video, please let us know what it is for. You must get approval beforehand! If approved, we have an additional fee for licensing and usage. Unauthorized use of the rental property's name, address or images (interior, exterior, or property surroundings) for any commercial, business, sales, or promotional use in any print or electronic media is unlawful and will be pursued to the full extent of the law. Photos for your personal social media accounts are welcomed!

8. No special events such as parties or weddings are allowed without prior written approval.

9. Guests shall allow access to property management vendors or workers during their stay for landscaping, hot tub maintenance, trash removal, any necessary repairs and inspection of premises.

10. No glitter or confetti allowed. Please remove all decorations, if any, by check-out time at 11am on day of checkout.

11. We are family friendly! No infants are allowed. Children 2 years old and above must be included as part of the total guest count. Please note that the unit is NOT child-proof (ie no outlet protectors, steps, etc). Please see our House Rules for more information.

12. SHARED CAMPGROUND: You will be sharing the campground with other happy desert visitors. We are a community of Glampers with Sol & Sotosha. Please be respectful and bring good vibes only!

13. Please clean up after yourself. Excessive mess is a $500 cleaning charge. Thank you in advance for treating the home as if it were your own. :)

14. Illegal or abusive use of the internet is strictly prohibited. Please note the desert is remote and many outside factors can affect WiFi. We cannot guarantee WiFi speeds or connectivity due to outages, neighborhood bandwidth usage, or factors outside of our control due to the WiFi company.

15. Guest acknowledges that the contact number on their profile is good to be a 24/7 point of contact for code enforcement violations. We will call twice if we can’t get through and the guest is required to respond within thirty minutes of our initial call to receive notice of any violation - per county ordinance. Otherwise there is a fine of $1,000 USD that the guest is responsible for (fined by the county.) If guests would prefer or need to provide an alternate number, they must do so before checking in.

Any violation of local or county laws that result in any fines will be the sole responsibility of the guest.

16. We do our best to be helpful when plans change. Please note that reschedule requests will be handled the same as our cancellation policy. Any reschedule requests less than 15 days out will need to cancel and rebook. The canceled reservation will be subject to our cancellation policy.

17. You must acknowledge there is surveillance recording on the property monitoring the driveway entrance and corners of property. There are no recording devices inside of the units or towards the outdoor gatherings spaces.

18. Only a maximum of 1 car per 2 guests are allowed to park on the property.

19. Please be respectful of the space. There is unique furniture and decor throughout the home. We value honesty... If something breaks, please let us know. If we discover an item is broken, damaged or missing without any prior written notice, we will charge a replacement fee of $100 per item in addition to the actual cost to replace or repair items. If total cost exceeds the deposit amount, we will bill your credit card or collect the funds through the Resolution Center to cover replacement costs of damaged, missing, or broken items.

20. We always encourage guests to purchase traveler’s insurance in case any unforeseen circumstances should arise that are out of our control.


Failure to follow any of the House Rules will be considered a breach of contract resulting in immediate cancellation of reservation without refund and/or withholding part or all of the deposit in addition to any damages sought.
